Our mission
Buying property is the biggest financial decision most Australians will ever make. Yet many buyers sign contracts they don't fully understand — because solicitor reviews cost $500–$2,000 and take days, and most people don't know what to look for themselves.
We built Pre Contract Review to change that. For $19, you get a detailed pre-contract check that helps you understand what you're signing, spot potential red flags, and prepare the right questions for your solicitor — so every minute of their time counts.
How it works

Upload your Contract of Sale or Section 32 PDF. Your document is processed securely — we don't store the original file.
2. Review
Our system analyses the document across 14 sections: red flags, title issues, planning overlays, compliance, costs, and more. Typically in just a few minutes.
3. Act

What we analyse
Our analysis covers the key areas that matter when buying property in Victoria:
- Title details — encumbrances, easements, covenants, caveats, and mortgages
- Planning overlays — heritage, bushfire, flood, and zoning restrictions
- Legal compliance — completeness of the Section 32 against legislative requirements
- Financial obligations — council rates, water rates, OC fees, special levies, and land tax
- Red flags — severity-rated issues that may affect your purchase decision
- Completeness score — how thorough the vendor's disclosure is compared to what's required
Service area
Pre Contract Review is designed specifically for Victorian property transactions. Our analysis is tailored to the Sale of Land Act 1962 (Vic), Victorian planning schemes, and the standard REIV Contract of Sale. We serve buyers across Melbourne, Geelong, Ballarat, Bendigo, and all regional Victoria.
We do not currently analyse contracts from other Australian states or territories, as each jurisdiction has different disclosure requirements and contract formats.
