What should be in a Section 32?

Under section 32 of the Sale of Land Act 1962(Vic), the vendor must give you a statement disclosing key facts about the property before you sign: the title and any mortgages or covenants on it, rates and outgoings, zoning and planning overlays, building permits issued in the last 7 years, bushfire-prone status, services, and — for strata properties — the owners corporation certificate. If a required disclosure is missing or defective, the buyer may in some cases be able to withdraw, which is exactly why vendors' conveyancers take it seriously — and why you should too.
